How it works

1

2

See the real data

Active listings with asking prices, per-m² reference for the building and area, and recent activity — with the date of each data point. What has no data is not shown.

3

Talk and decide

Alma answers your questions 24/7 and our team accompanies you when the time comes. No commitment, no cost.

Has your property been listed for months without answers?

Panama has no central MLS: the same unit appears at different prices depending on the agent, and an off-market price scares buyers away without anyone telling you.

You do not know what it is really worth

Every portal shows a different price and some brokers promise without data. An honest reference starts with what the market is asking today: the asking prices of your building's active units, each with its date.

You cannot see what you compete against

The active listings in your own building are your direct competition, and no portal shows them side by side. The report puts them on one page.

The price drifted out of market

When the asking price moves away from the area's per-m² reference, buyers walk past — and nobody warns you. The report shows that reference, dated.

Your building's report brings that context together — the asking prices of your real competition and the area's per-m² reference — to decide with data.

Owner FAQs

What does the building report include?

PanamaProp's building report includes the building's active sale and rental listings with their asking prices, the median price per m² for the building and its area, the number of new listings from the last 30 days, and the demand registered on the platform. Every section shows the date of its data; if a section lacks sufficient data, it is not shown — no figures are made up.

How much does my building's report cost?

Nothing. The building report is free and appears on screen instantly. Only one contact detail (WhatsApp or email) is requested, with express consent under Panama's Law 81/2019, so the report can be sent and followed up if the owner wishes.

Does PanamaProp sell my property?

PanamaProp does not offer brokerage services today. What it offers owners is information: a report with real building data, market guidance, and the team's support when the time comes to decide. The intermediation of a sale is always executed by a licensed real estate broker.

How do I list or advertise my apartment with PanamaProp?

PanamaProp does not publish listings from private owners today. The path for an owner is to request the free building report and, if desired, join the owners' waitlist: when the property's profile matches demand registered on the platform, the team reaches out to provide guidance — with no transactional commitment. The formal intermediation of a sale (listing, showing, negotiating, closing) is always executed by a licensed broker, in accordance with Decree Law 6 of 1999, which regulates real estate brokerage in Panama.

How do I know if my apartment's asking price is defensible?

A price is defensible when it withstands comparison with market evidence: the active listings in your own building, the zone's median price per m², and how long comparable units have been published. If your number sits above that evidence without an attribute that justifies it (high floor, view, recent renovation), the market answers with silence: few visits and months on the portals. PanamaProp's building report gathers that evidence, with the date of every figure, so the owner can see it before setting the price.

Why would a good broker say no to your price?

Because a serious broker only takes on listings they can actually sell. Accepting any property at any price is not a service to the owner: it is collecting inventory. The signs of a trustworthy professional are the opposite: they ask for price evidence before accepting, explain with comparables why a number will not move, and would rather decline the listing than let it burn for months on the portals — which later forces a price cut from a weaker position. A data-backed 'no' protects you more than an automatic 'yes'.

How do I know how much my apartment in Panama is worth?

An honest reference starts with what the market is asking today: the asking prices of active units in the same building and the area's median price per m². The building report brings both references together with visible dates. It is not an official appraisal — a certified value requires a professional valuation.

Where does the report's data come from?

From listings published by brokers on Panama's real estate portals, which PanamaProp indexes and cross-references by building and area, plus the demand registered on the platform itself. Every figure carries its cut-off date. If the sample is insufficient, the report says so instead of estimating.

What happens with my personal data?

Contact details are used only to deliver the report and follow up with the owner, in accordance with Panama's Law 81/2019. The form does not ask for the reason for selling or financial data. Data deletion can be requested at any time from PanamaProp's privacy page.

Can I talk to a person?

Yes. Alma, PanamaProp's AI advisor, answers 24/7 about your building's data, and the team follows up on WhatsApp when the owner asks. Talking has no cost and creates no commitment.

PanamaProp is a real estate market analysis platform. The building report is a reference and does not constitute an official appraisal. The intermediation of each transaction is executed by a real estate broker duly licensed by Panama's Junta Técnica de Bienes Raíces.
