Two questions we hear every day from owners in Costa del Este: "how much is my apartment worth today?" and "how do I know they aren't asking too much when I want to buy?". This article explains the methodology PanamaEstimate applies to answer both, with a worked example on a hypothetical 120-sqm unit and a comparison table with Punta Pacifica and San Francisco.
Automated valuation does not replace a formal bank appraisal — we say so right in the title. What it does is save you time and cost in the first filter: setting list price if you sell, validating whether an offer is aligned with the market when buying, or estimating available equity before applying for a mortgage.
If you then want to run net yield on the estimated value, use the profitability calculator.
(a) Base Method: Building-Level Market Comparables
PanamaEstimate's methodology is based on the comparables approach (comparative market approach), the international standard for residential valuation.
Steps of the comparables method applied to Costa del Este:
- Identify the exact building — Ocean Sky, PH Regent, PH Matisse, PH Titanium, Ocean House, or others. The building is the most explanatory variable for price per sqm within Costa del Este.
- Gather recent transactions in the same building — ideally the last 12 months, acceptable up to 24 months if volume is low. Minimum 3 comparables, ideally 5-8.
- Calculate median price per sqm across transactions (median, not average — less sensitive to outliers).
- Apply adjustments for your unit's specific attributes vs the median.
- Deliver a 90% confidence range: adjusted median ±5% to ±8% based on comparables dispersion.
The method works especially well in Costa del Este because the zone has high transaction liquidity and relatively homogeneous buildings internally (units with similar floor plates per floor). In zones with few comparables, like unique older buildings in El Cangrejo, the method loses precision.
(b) The 4 Main Adjustments
The adjustments PanamaEstimate applies on the building median are:
1. Floor and view
- High floor (>15) with sea or park view: +5% to +15% over median.
- Mid floor (5-15) with clear view: 0% (typically the median).
- Low floor (<5) or obstructed view: -5% to -10%.
In Costa del Este towers with sea views, the front-view premium is significant — it can reach +20% in buildings where only 30-40% of units have a frontal sea view.
2. Condition and finishings
- Recently renovated with premium finishings: +3% to +10%.
- Standard building condition (no recent renovation): 0% (median).
- Requires full renovation: -5% to -15% based on scope.
3. Terrace and orientation
- Large terrace (>15 sqm): +3% to +8%.
- East or South orientation (less harsh sun, open view): +2% to +5%.
- West orientation (intense afternoon sun): -2% to -3%.
4. Additional parking
- 1 parking: included in standard median (the expectation).
- 2 parking: +$5,000 to +$15,000.
- 3 parking: +$15,000 to +$30,000.
- No parking: -$10,000 to -$25,000 by building zone.
The ranges are a guide — the real adjustment is validated with specific comparables in the building that have and don't have each attribute.
(c) Worked Example: 120 sqm in Costa del Este
Assume a hypothetical unit with these attributes:
- Building: hypothetical, on the front line of Costa del Este Park, no specific name to avoid contaminating real tower data.
- Square meterage: 120 sqm built.
- Floor: 22 (in a 30-floor tower), frontal sea view.
- Layout: 3 bedrooms, 2.5 bathrooms, 2 parking.
- Condition: well maintained, no recent renovation (building standard).
- Terrace: 18 sqm facing the sea.
- HOA fee: $420/month.
- Building year: 2018 (occupancy permit).
Step 1 — Building median price per sqm
Assume 6 transactions in the last 18 months with price per sqm between $2,300 and $2,600. Median: $2,450/sqm.
Assuming a base with no adjustments: 120 × $2,450 = $294,000.
Step 2 — Adjustments
- Floor 22 with frontal sea view: +10% over median = +$29,400.
- Standard condition: 0%.
- 18 sqm terrace: +5% = +$14,700 (over base $294,000).
- 2 parking: +$8,000 (premium for additional parking).
Adjusted value: 294,000 + 29,400 + 14,700 + 8,000 = $346,100.
Step 3 — 90% Confidence Range
With moderate comparables dispersion (±6% typical in Costa del Este), the resulting range is:
- Minimum: $325,300.
- Central estimate: $346,100.
- Maximum: $366,900.
This is the range PanamaEstimate would return for the unit. The owner can list at the high end ($360-370K) and negotiate toward the middle ($345-350K) with a qualified buyer.
Required disclaimer
This example is illustrative of the methodology. The specific figure depends on the actual comparables of the concrete building, observed dispersion, and attributes verified during inspection. It is not a formal bank valuation. Never list price or close an offer solely with an automated estimate — validate with an experienced broker for the building, and if a mortgage is involved, with a formal bank appraisal.
(d) Comparison Table: Costa del Este vs Other Premium Zones
Estimated 2026 price per sqm in zones where PanamaProp has inventory data (indicative ranges — vary by specific building):
| Zone | Price/sqm range | Note |
|---|---|---|
| Punta Pacifica | $2,200 – $3,500 | Highest range, iconic ocean towers |
| Costa del Este | $1,800 – $2,800 | Corporate zone, family infrastructure |
| San Francisco | $1,600 – $2,400 | Price/services balance |
| Marbella | $1,400 – $2,200 | Consolidated residential |
| Obarrio | $1,200 – $2,200 | High corporate rental demand |
| Bella Vista | $1,200 – $2,200 | Consolidated central zone |
| El Cangrejo | $1,100 – $1,800 | More accessible entry, high density |
The entry ticket to Costa del Este is between Punta Pacifica (pure premium) and San Francisco (balance). It is the preferred zone for multinational executive families due to international schools, malls (Town Center), regional offices, and parks. Punta Pacifica concentrates more buyers focused on pure financial investment and foreigners applying for the Investor Visa with budgets above $500K.
(e) When the Automated Estimate Is Not Enough
PanamaEstimate is sufficient when:
- Setting initial list price when selling (then adjust with market feedback in the first 4-6 weeks).
- Validating whether a purchase offer is aligned with the market (don't pay above blindly).
- Estimating available equity before applying for a mortgage on a second property.
- Comparing scenarios between buildings or zones.
PanamaEstimate does not replace a formal appraisal when:
- You are signing a mortgage (the bank requires a licensed appraiser with physical inspection).
- It involves succession or asset partition (formal legal requirement).
- There is litigation or civil claim (the court requires official appraisal).
- The unit has atypical attributes (duplex, penthouse with exclusive amenities, unique configuration in the building).
In those cases, the automated estimate is useful as a starting point, but the formal appraisal by a licensed appraiser of the Panama Association of Real Estate Appraisers (APVIN) is what counts legally.
(f) Data You Need to Gather to Value
Minimum checklist for a useful PanamaEstimate:
- Exact square meterage per the public deed.
- Exact number of bedrooms, bathrooms, half-baths.
- Parking (how many, assigned or not).
- Floor of the apartment and total floor count of the tower.
- Main view orientation (sea, park, city, interior).
- Building year of construction (occupancy permit).
- Last unit renovation (year + scope: kitchen, bathrooms, flooring).
- Exact building and condominium name.
- Current monthly HOA fee.
- Recent photos of current condition.
Without square meterage and floor, the estimate loses 30-40% of precision. With the 10 items above, PanamaEstimate returns a range in seconds with typical error of 8-12% in Costa del Este.
(g) What to Do with the Result
If you sell
- List at the upper end of the range (70-80 percentile of the returned range).
- Leave 3-5% negotiation margin to close in the middle.
- Review every 4-6 weeks if no offers — if none, drop -3% and re-publish.
- Document comparables that support your price: a printable list to show buyers.
If you buy
- Start the offer at the low end of the range (20-30 percentile).
- Increase only if the seller drops or presents solid evidence of higher comparables.
- Never close more than 3-5% above the range maximum without a very specific reason (unique view, exceptional renovation, seller situation).
- If financing, verify the bank will appraise at least the negotiated price — if it appraises lower, the bank lends on appraisal, not on agreed price.
If equity
Use the estimate to project available mortgage equity. The bank typically lends 70-80% of formal appraisal (varies by profile). If PanamaEstimate says $350K and you buy with $200K mortgage, your approximate equity is $150K — but the bank will confirm against formal appraisal.
Common Valuation Mistakes
- Using district median instead of building median. Within Costa del Este, variation between buildings can be 30%-40%.
- Ignoring floor and view. A floor 5 with interior view is not worth the same as a floor 25 with sea view, even at the same square meterage.
- Valuing in $/sqm over total square meterage including terrace. Some deeds declare only enclosed built sqm, others include terrace. Consistency matters.
- Accepting seller list price as "market value". List price is asking; market value is what is actually paid in closed transactions.
- Ignoring HOA fee in valuation. A high HOA fee (>$600/month on a 120-sqm unit) reduces real value because it adds to total ownership cost. See Apartment HOA fees Panama 2026.
- Not adjusting for condition. A unit needing $30,000-$50,000 in renovation is valued net, not gross.
